What it is

Buying a home, explained like a recipe

The idea is simple: the ingredients are the documents a lender asks for, and the preparation is the buying process. We go through it end to end, in one room, with food and with your family.

It is not a one-hour talk or a sales call. It is a full day of learning by doing, with the people who actually sign off on each part of the process sitting right there.

It is in Spanish

The whole event runs in Spanish. If you prefer English, there are people to help you too.

Bring the family

There are activities for the kids. You do not have to find someone to watch them to be able to come.

You do not have to be ready

You can come just to understand how it works. Nobody is going to ask you to sign anything that day.

Who is there

Every answer in one place

Normally this is five appointments across five weeks with five different people. Here they are all on the same day.

Lenders

What you qualify for today and what would move that number.

Credit repair

What on your report can be fixed, and how long it takes.

Accountants

How your taxes look from the lender’s side of the desk.

Builders

What is available, move-in ready and pre-construction.

Inspectors

What they check, and which finding should actually stop you.

Real estate agents

Including me. Ask me anything before you decide anything.

Come prepared

The ingredients, step by step

If you bring these with you, you can walk out that same day knowing what you qualify for. It is not required to attend, but it completely changes what you take home from the day.

If you have a Social Security number

  • Two years of tax returns
  • ID, license or work permit
  • Pay stubs if you work on a W2. If you work on a 1099, just the returns
  • Your last two bank statements

If you have a Tax ID (ITIN)

  • Passport from your country
  • ITIN letter or card issued by the IRS
  • Your last two bank statements
  • One year of tax returns

Yes, you can buy a home with an ITIN. It is one of the most common questions, and that day the lender answers it, not me.

Questions that always come up

How much does it cost?

Nothing. Admission is free, food included. Seats are limited by the size of the room, though.

Do I have to buy anything that day?

No. You can come, listen, ask and leave. Plenty of people come a year before they buy.

Can I come if I do not have a Social Security number?

Yes. There are lenders that work with ITIN, and that day they explain what they require and what rates they offer.

What if my credit is bad?

That is what the credit repair people are for. Leaving with a clear list of what to fix and how long it takes is already a win.

Can I bring my kids?

Yes, it is a family event and there are activities for them.

Is it only for first-time buyers?

No. Most of the content is aimed at first-time buyers, but the credit, tax and investment topics apply either way.

Open to the public. Equal Housing Opportunity.
